Summary of Proposed Rehabilitation

The following scope of work will be further refined through a series of discussions with residents, tenant association leaders, NYCHA and the Development team.

 Apartments (General) 

  • New flooring, light fixtures, paint and doors
  • Lead and mold abatement


Kitchen

  • New cabinets and countertops
  • New appliances and plumbing fixtures


Bathrooms

  • New plumbing fixtures
  • New medicine cabinets
  • New ceramic tile flooring

 Building Systems and Exterior**

  • New intercoms, access control systems and security cameras
  • Overhaul heating system 
  • Roof replacement and repairs
  • New Windows
  • Brick pointing and replacement
  • Elevator overhauls including new cabs
  • Selective riser and stack replacement to address leaks
  • Air ducts cleaned and sealed, new roof fans

Common Areas

  • Lobby Area Expansion and New Recycling Rooms on the Ground Floor
  • New Wifi Service
  • New Mailboxes
  • Painting, Lighting and Signage
  • Laundry Room Renovation—new equipment, plumbing, painting, lighting and flooring
  • Repairs in the Community Center and Day Care Facility, enhanced services


Site and Grounds

  •  New landscaping, benches, play equipment, lighting
  • Repaired sidewalks and fencing

**The team hopes to qualify Manhattanville for the National Register of Historic Places.  If successful, renovations and restoration will also follow guidance from the New York State Historic Preservation Office.

    Model Unit – 3250 Broadway, Apt 3E

       

      The model unit, located at 3250 Broadway, Apt 3E, has various flooring, cabinet, hardware, and paint options for residents to view and provide feedback. When renovated, all units will be painted the same color, have the same flooring (except kitchen and bathrooms, which will be ceramic), same kitchen cabinets and handles as well as new windows and plumbing fixtures.
